Beyond the obvious benefits, another to consider is tax breaks. However, when it comes to taking advantage of these tax credits from Uncle Sam, the requirements to do so can be confusing. In this episode, I make it a little easier. I review how the tax credits work and some things to keep in mind when purchasing a Tesla or any other electric vehicle. First and foremost, it's important to understand that the tax breaks for purchasing an EV are tax credits, not discounts towards the purchase of your vehicle. It's also important to understand how your income impacts your tax credit. Lastly, the number of units sold by vehicle manufacturers also play a role in electric vehicle owners' tax credit eligibility amounts. Please note, these federal tax credits are available to US Tesla owners only. Now, let's talk dollar amounts. According to IRS.gov, "The total amount of the credit allowed for a vehicle is limited to $7,500."and, in the US, "the credit begins to phase out for a manufacturer's vehicles when at least 200,000 qualifying vehicles have been sold." And, every two quarters, after the phase out begins, that $7500 is reduced by 50%. Also, super important to note, the credit does not take effect until you take ownership of the vehicle. So, when you reserve and bring your Tesla home will likely impact your tax break. Considering all the above, if Tesla hits 200k units sold in October 2017, the credit will be $7500, and that will last through January 2018. From Q2 - Q3 of 2018, the credit will drop to $3,750. In October 2018 - March of 2019, the credit reduces to $1,875. Based on these projections and considerations, come April 2019, there will be no available tax credit for purchasing a Tesla or any other electric vehicle. While I'm obviously a Tesla advocate, there are other electric vehicles that are worth considering - these include the Chevy Bolt as well as the next generations of the Nissan Leaf and the BMW i5. In 2018, there will also be a flood of new options, including higher end EVs from Jaguar and Volkswagen. Whatever electric vehicle option you choose, you'll not only be saving with tax credits but by helping the planet and saving at the pump. And, when considering which electric vehicle to go with, be sure you have all the facts. To start off, I’m not an accountant so if you’d like to know how some of these deductions apply to you, make sure to contact your tax professional. First, I’m going to give you a summary of the tax deductions because I know I may lose most of you with all of the tax jargon. Taxes just aren’t that interesting, unless you're an accountant :) The 5 most common tax deductions for homeowners are: 1. Mortgage Interest Paid, 2. Discount Points & Origination fees, 3. Property taxes, 4. Home Offices, 5. Private Mortgage Insurance or PMI. If you want to learn a bit more keep watching. Again, #1The most common Tax Deduction for Homeowners is: Mortgage Interest Paid - The interest you pay to your lender is tax deductible and is a great way to reduce your tax burden. Mortgage interest tax deductions are extended to second mortgages as well. Interest paid on a refinance loan, home equity loans, and home equity lines of credit are also tax-deductible. There are some restrictions here, so make sure to check with your accountant. Homeowners can deduct up to $1 million dollars of mortgage interest. #2 Discount Points and Origination Fees are also tax deductible when they are in connection with a home purchase or refinance. Discount points are fees that allow you to buy down your interest rate, therefore lowering your monthly payment. One discount point costs 1% of borrower’s loan amount. When discount points are paid in conjunction with a purchase, the cost may be deducted in full in the year in which they were paid, dollar-for-dollar. With respect to a refinance, discount points are not fully tax-deductible in the year in which they are paid. With a refinance, discount points are typically amortized over the life of the loan. The term "origination fees" refers to any expenses you pay to the lender to compensate him or her for providing the loan. Most lenders charge a basic origination fee equal to a certain percentage of the loan balance. #3. Property Taxes. Homeowners typically pay real estate taxes to local and state entities. These property taxes can often be deducted in the year in which they are paid. If your mortgage lender currently escrows your taxes and insurance, it will send an annual statement to you which you can file with your complete federal tax returns. Your accountant can help determine the payment's tax deductibility. #4. Home Offices. Homeowners who work from their residence can typically deduct the expenses of maintaining a qualified home office. Allowable tax deductions for a home office include renovations to the room(s), telephone lines, and the cost of heat and electric. You can typically deduct your office sq.ft. from the rest of your home. Before claiming a home office on your returns, though, be sure to speak with an accountant to understand the benefits and liabilities. #5. Private Mortgage Interest or PMI. This is something you typically pay for if you don’t make 20% down payment when you purchase. The PMI is a policy that is taken out by the homebuyer to protect the lender against possible default on the mortgage loan. You may be eligible to claim the deduction for PMI on your tax return. However, if your adjusted gross income is over $100,000 you may not be able to deduct it. A side not on the PMI Deduction, as of right now this will be going away starting in 2016. Again talk to you tax professional. :) If you purchased a home this past year, make sure to give your accountant the settlement statement you received at closing. He or she will be able to determine what you can deduct from the purchase. As with the PMI deduction going away, Homeowner tax deductions are continuously changing. It’s always a great idea to ask your accountant to see what deductions apply to you and your situation.

Input credit means at the time of paying tax on output, you can reduce the tax you have already paid on inputs. How to Claim Input Tax credit ? To claim input credit under GST – You must have a tax invoice(of purchase) or debit note issued by registered dealer Note: Where goods are received in lots/installments, credit will be available against the tax invoice upon receipt of last lot or installment. You should have received the goods/services Note: Where recipient does not pay the value of service or tax thereon within 3 months of issue of invoice and he has already availed input credit based on the invoice, the said credit will be added to his output tax liability along with interest. The tax charged on your purchases has been deposited/paid to the government by the supplier in cash or via claiming input credit Supplier has filed GST returns Possibly the most path breaking reform of GST is that input credit is ONLY allowed if your supplier has deposited the tax he collected from you. So every input credit you are claiming shall be matched and validated before you can claim it. Therefore, to allow you to claim input credit on Purchases all your suppliers must be GST compliant as well. Documents on the basis of which credit can be availed are: a. Invoice issued by a supplier of goods or services or both b. Invoice issued by recipient alongwith proof of payment of tax c. A debit note issued by supplier d. Bill of entry or similar document prescribed under Customs Act e. Revised invoice f. Document issued by Input Service Distributor ITC is not available in some cases as mentioned in section 17(5) of CGST Act, 2017. Some of them are as follows: a. motor vehicles and other conveyances except under specified circumstances. b. goods and/or services provided in relation to: i. Food and beverages, outdoor catering, beauty treatment, health services, cosmetic and plastic surgery, except under specified circumstances; ii. Membership of a club, health and fitness center; iii. Rent-a-cab, life insurance, health insurance except where it is obligatory for an employer under any law; iv. Travel benefits extended to employees on vacation such as leave or home travel concession; c. Works contract services when supplied for construction of immovable property, other than plant & machinery, except where it is an input service for further supply of works contract; d. Goods or services received by a taxable person for construction of immovable property on his own account, other than plant & machinery, even when used in course or furtherance of business; e. Goods and/or services on which tax has been paid under composition scheme; f. Goods and/or services used for private or personal consumption, to the extent they are so consumed; g. Goods lost, stolen, destroyed, written off, gifted, or free samples; h. Any tax paid due to short payment on account of fraud, suppression, mis-declaration, seizure, detention. Tax Deductions for First Time Home Buyers

So you're pretty excited you bought your first home and you heard there are some pretty sweet tax deductions that will get you gobs of money back, cause after all it took truckloads of money to buy the thing so you should get some of that money back right? well, not exactly. You MAY or MAY NOT be able to deduct the expenses on your home there are a bunch of factors we need to consider so lets go thru the pieces... First, what can you deduct? When you first buy the home you can deduct any points you may have paid with the loan. You can check your settlement sheet to find them listed usually as loan origination fees. Points, are basically a % of the loan amount...so 1 point is equal to 1% of the loan amount. I would recommend that you don't pay points, your interest rate will be slightly higher, but over time most people don't stay in their home for 30 years or they'll refinance often... so better to save the up front costs. So if you OR the seller paid points they could be deductible for your new home purchase. Every year you'll be able to deduct the Real Estate Taxes and any Mortgage Interest that you spend as well as Mortgage Insurance, not home owners insurance, mortgage insurance premium, MIP for short, is the insurance you have to pay each month since you don't have 80% equity in the house. (the laws keep changing whether you can take the MIP) Just a side note here, you can get the MIP removed as soon as you hit the 80% value so pay attention, most times the mortgage company won't let you know when that occurs, and there are some things you can do to get rid of it sooner, like pay down the loan to the 80% value OR you could increase the value of the property thru remodeling and renovations. That's pretty much all you can deduct for your home, real estate taxes, mortgage interest, MIP & points paid in the first year of purchase. So what's that translate into for your refund? Begin by adding those numbers together with any other deductions you might have like medical expenses your spend over 10% of your income, state and local taxes, charities and work expenses you spend over 2% of your income. If that number goes over $12,400 for a married couple or $6200 for a single person, you would multiply the excess by your tax bracket, so if your in a 15% tax bracket you would get 15 cents for every dollar over $12,400 or $6200. so $1000 over you'd get back $150 dollars in your refund. If you didn't go over the 12,400 then you get nothing extra for having deductions. You may have spent a lot to purchase the home and not really see very much back in your refund. Buying at the end of the year won't help your cause much either.

But if you only owe $5,000 in federal taxes that year, then you’ll eliminate all of those taxes, and still have $1,000 leftover for the next year. Unfortunately, the ITC won’t be available forever – it shrinks from 30 percent to 26 percent in 2020, and disappears altogether for homeowners in 2023. 2018 GOP Tax Reform vs. How this impacts Real Estate Prices

This is purely my interpretation and my thoughts with regard to the 2018 GOP Tax Reform with how it relates to real estate. Thanks for watching! Snapchat/Instagram: GPStephan Notable Changes: The mortgage interest deduction. It was previously capped at $1,000,000, which means you can deduct the interest on the first $1,000,000 of your mortgage. This deduction is now lowered to $750,000 for any new home purchases. This means that any interest you pay above a $750,000 is not tax deductible. For most of the US, this doesn’t make a difference at all. The median US home price is about $258,000. This impacts high cost of living areas with home prices above $800,000 or so, but even that impact is very minimal in terms of an interest deduction…and most likely that person will end up saving money in other areas to make up for that deduction. The next big change is the limit on property tax and state deductions (SALT). In relation to real estate exclusively, this means that your property tax deduction is capped at $10,000 per year, instead of being unlimited like it was prior. And like I said, this doesn’t impact the majority of the United States where housing is all under $800,000. The next is that it appears as though home equity and HELOC loans are not tax deductible on a primary residence. A positive for real estate is a shortened depreciation schedule. In commercial real estate, you used to be able to depreciate the property over 39 years, and in residential it’s 27.5 years. This was shortened to 25 years for both. They didn’t get rid of the provision of capital gains exclusion on a primary residence. If you’ve lived in your house for 2 of the last 5 years, you can exclude paying taxes on the first $250,000 if you’re single and $500,000 if you’re married. For rental properties, this makes them MUCH more attractive in comparison to buying a primary residence, but ONLY if that primary residence is over $850,000 or so. If your house is worth under about $850,000 or so, the tax plan really has no affect on you, other than not deducting a HELOC or home equity line of credit. For rental properties, nothing has changed and you can now depreciate them 2.5 years faster than before. For a home owner buying a home above $1 million dollars or so, it got more expensive. The property tax deduction was a great deduction for people in the high price range. However, my thought is that even though housing becomes a little more expensive, I don’t think people in this price point will be deterred from buying because of a marginal savings in whatever they were writing off. Frankly, depending on the industry, you should be overall saving more money, so this should entirely balance out, if not come in your favor. So those are my thoughts. I don’t want to turn this into a political video, I stay out of that, I’m not picking sides, but it is what it is and I’ll report on the changes and what I think this means for prices. If you intend to buy a house under the affordable housing scheme, you will now have a 15% tax relief. President Uhuru Kenyatta has today signed the law approving the relief, in order to achieve the big four agenda of affordable housing. The amendment to the Income Tax Act creates a new section that establishes an Affordable Housing Relief of 15%, and cannot exceed 108,000 shillings per year. The amendment to the Act also includes the introduction of a compensation tax for power producers under a power producing agreement.
